The permanent investor residence permit in Greece (“Golden Visa”) is governed by Law 5038/2023 and grants third-country nationals the opportunity to obtain a five-year residence permit, renewable provided that the legal requirements continue to be met. The procedure applies to investments falling within the applicable legal framework and is implemented in accordance with the provisions of the Migration Code.
The residence permit is granted subject to the conditions set by law and does not provide access to the labor market. The procedure requires the submission of the prescribed supporting documents, as well as duly legalized foreign documents, where applicable.
The Golden Visa regime constitutes a stable residence framework for investment purposes, with the possibility of extension to eligible family members, in accordance with the applicable legislation and administrative practice.
Strategic Investors – Greece
Greece offers a dedicated residence permit framework for strategic investors, governed by the Migration Code (Law 5038/2023). This regime is separate from the Golden Visa for real estate and is designed to attract high-value investments that contribute to the country’s economic development.
Eligible investments may include major infrastructure projects, innovative enterprises, or other activities recognized as strategically important under the applicable legislation. Successful applicants and their eligible family members can obtain a residence permit, granting lawful stay in Greece for the duration of the investment, with renewal possible under continued compliance with legal requirements.
This program aims to facilitate investment-driven residency while supporting Greece’s broader economic and strategic priorities.
